Why Resimate

Resimate helps municipalities streamline infill housing by turning complex zoning bylaws into clear, interactive tools. Our platform improves public understanding of what’s allowed on residential lots, reducing confusion and unlocking more housing opportunities within existing neighbourhoods.

Using geospatial data, Resimate gives homeowners direct, site-specific information about what they can build, helping cities boost awareness, engagement, and uptake of infill housing policies.

In recognition of its work to scale residential infill density accross Canada, Resimate was a finalist in CMHC’s Housing Supply Challenge Round 5: Level-Up.

What we do

Interactive Bylaw Mapping

Resimate integrates local zoning bylaws into its platform to deliver instant, lot-specific assessments of ADU potential. Homeowners can quickly understand what’s permitted on their property, while municipalities benefit from fewer inquiries, clearer communication, and greater uptake of infill housing policies.

Zoning Bylaw & Policy Analysis

Resimate leverages its geospatial model to generate detailed policy reports tailored to your municipality. We support planners in evaluating how zoning bylaw changes can expand infill gentle densification potential. Our analysis helps municipalities identify high-impact changes to unlock more housing options within existing neighbourhoods.

Pre-Approved Design Catalogue

Resimate integrates pre-approved ADU designs to its ADU mapping tool. Homeowners can instantly assess the suitability of pre-approved designs, improving the adoption of builds that cut down permitting times, reduce review workloads, and drive faster development of infill housing.

National Projects

As part of Resimate’s geospatial expertise, we have supported national-level policy proposals by using parcel-level data to ground high-level strategies in local realities. One notable example is our work on CMHC’s National Housing Design Catalogue, launched in 2025. Resimate was contracted to conduct a nationwide analysis of Canadian parcels to identify recurring lot archetypes that could inform standardized prefabricated housing designs. Through this work, we were able to remotely assess urban and suburban lot typologies and identify high-frequency parcel types, appearing in 15% to 30% of cases across regions, providing a scalable foundation for housing design solutions tailored to real site conditions.
