Not all properties are suitable for a detached additional residential units (ARU) due to zoning restrictions, lot coverage limits, or other regulations. However, during the assessment, we’ll flag and explain all of these issues — and if needed, suggest options and adjustments to maximize your chances.

Most on-site assessments take about 1.5-2 hours, depending on the size & complexity of the property. We’ll conduct a a 3D scan, and a thorough review of the utilities, as well answer your questions, unit placement and discuss the next steps if you decide to move forward.

After the site visit, you’ll receive a Site Assessment Report in 2-4 weeks outlining feasibility, potential ARU models and project estimates, and a recommended path forward. When it's ready, a Resimate team member will reach out to present it and answer any questions!

If you choose to move forward, we’ll guide you through the next steps: building permit application, permit approval, financing options (if applicable), and construction. We’re here to make the ADU process as simple and transparent as possible.

Generally, no preparation is required. A Resimate team member will reach out to book the on-site visit for a time when we can attain access to the main dwelling. As we are doing a 3D scan of the property, particularly the basement to determine the existing services (water, sewer, electricity).
